GINEL’s Dormitory is a small, family-run home for first-year MMSU students — close enough to campus to walk, with an evening curfew and a house that notices when someone isn’t home yet.

A first home away from home

GINEL’s began with a simple observation: every August, families arrive in Batac with a car full of boxes and a knot in their stomach. The student is excited. The parents are quietly counting the hours until the first phone call home.

We built the dorm we would want for our own. Rooms that are actually livable, a kitchen where housemates end up cooking together, and an address close enough that nobody walks home in the dark.

It’s a first taste of living on your own — with people around who know your name.

Independence with a few fixed points: your student runs their own days — the house just makes sure they’re home by evening.

What’s included

Shared communal kitchen
A full kitchen every resident can use – home cooking instead of takeout every night, and a place where housemates actually meet.
WiFi – paid add-on
Internet is available in the building as an optional add-on. It is not included in the base rate, so you only pay for it if you want it.
Fixed evening curfew
Gates close at a set time each evening. Everyone knows the rule, so everyone gets home before dark.
Bed spacer or little apartment
Two ways to live here: a bed spacer in a shared room, or a little apartment with more space of your own.

The curfew isn't there to restrict anyone – it means your child is inside, accounted for, and not walking home late. Parents know the rule before move-in day.

How far is GINEL's from MMSU?
Under a 15-minute walk. The dorm is at #17 Tabug, Batac, Ilocos Norte, so students walk to class instead of paying jeepney fare or commuting late at night.
Is there a curfew?
Yes. Gates close at a fixed time each evening and every resident knows the rule before move-in. It means your child is inside and accounted for, not walking home in the dark.
How do you keep students safe?
It's a small, family-run house – we know who lives here, and an absence gets noticed fast. The building has marked fire exits and fire extinguishers, and the common areas are shared and visible rather than isolated.
What room options are available?
Two: a bed spacer in a shared room, or a little apartment with more space and privacy. Availability changes every semester, so message us and we'll tell you exactly what's open.
Is WiFi included?
No. WiFi is available in the building as an optional paid add-on and is not part of the base rate – you only pay for it if you want it.
Can residents cook?
Yes. There's a shared communal kitchen with sinks, burners and counter space, plus a dining area with refrigerators, so students can cook instead of buying every meal.
